Because we have two properties, for the cleaning fee, please select the appropriate property cleaning fee to add to your total.  It says "optional fee" but this is because we have two different properties so please add the correct cleaning fee based on the property you are booking:)

Standard Rates for the Barndo

 

(2-night minimum; $500 deposit)

Sunday - Thursday $700/night

Fridays & Saturday $950/night

+ $275 cleaning fee

+13% hotel tax 

Round Top and select holidays: additional price

Pet Policy: Pets are accepted on a case by case basis.  There will be a $35 pet fee charged per visit per pet so that the cleaning crew can be compensated for the additional time spent cleaning pet hair, etc. Maximum 3 pets.

Bluebonnet Bedroom (Master):  King bed/ futon sofa that can sleep 1 adult

Yellow Rose of Texas (Master): King bed/futon sofa that can sleep 1 adult

Round Top: Queen

Prickly Pear: Queen

Upstairs: (Additional add on fee)

There is a door that separates the downstairs and an upstairs.  If you add on the upstairs, the space will be unlocked.  The upstairs (1000 sq ft) includes the following:

 

Galveston Room: King Bed

River Oaks Room: King Bed

Kids bunk area: 6 custom built in bunk beds

Sofa Bed/ TV area

Bathroom

 

Occupancy of upstairs: 12

 

If you would like to add on the upstairs, the cost is $225 a night for Sun-Thurs.  The cost is $350 a night for Friday and Saturday.  The cleaning for the upstairs is included in the cost.  The cleaning fee for the bottom remains the same.

 

The maximum people allowed to spend the night on the property is 28.  We have a ring camera and can see the amount of people on the property.  30 days before a rental, names and ages of all guests on the property must be submitted to the owners.  Failure to comply with the rules may lead to eviction from the property





Event information:



Some people ask if they are allowed to host events at the property.  Here are the rules and additional costs of bringing more people to the property than who are paying to stay on the property.



Extra per person costs are charged for extra septic use, wear and tear, and because we have to purchase extra liability insurance for larger groups




 Cost for small groups (Max of 22 extra people on the property)
 

  • $15.00 per person extra above the maximum number of people listed on the rental (28).

  • People wanting to host additional people on the property are required to rent both the downstairs and upstairs for a minimum of 2 nights.

  • The property must be returned to the condition it was found. If you move furniture, it must be moved back.  Additional fees will be taken out of the security deposit if the property is not in the condition it was rented.

  • Max  of 50 people on the property
  • Property currently has parking for about 20 cars

 

 Cost for weddings or large groups over 50

  • $1000 Event fee

  • $15.00 per person above the maximum number of people listed on the rental (28)

  • There is a $1000 damage deposit that will be refunded after the property is checked and there are no damages.

  • The property must be returned to the condition it was found. If you move furniture, it must be moved back.  Additional fees will be taken out of the security deposit if the property is not in the condition it was rented.

  • People wanting to have a wedding on the property are required to rent both the downstairs and upstairs for a minimum of 3 nights.

  • Currently we only have parking for about 20 cars.  

  •  Max  of 100 people on the property
